Paving vs. Sealcoating

At Elgin Sealcoating & Paving Works, we are here to educate you on what’s required to fix your asphalt. You may hear the words paving and sealcoating used interchangeably with asphalt paving companies, but they are two different terms.

It may seem confusing and you might not even be sure which service you need, so we've created this resource to help you distinguish between these two terms. Once you understand how each asphalt treatment works, you'll have a much better idea of which service is needed for your specific situation.

If you're still unsure after reading this, just call us! We will gladly help you assess your asphalt structure and determine the best approach to restoring it.

What’s the Difference Between Paving and Sealcoating?

What is Asphalt Paving?

Asphalt paving only occurs when your current asphalt is faulty. Whether you had a poor installation, the pavement wore down due to the weather, or it’s just old, it’s time for new blacktop.

We use the latest techniques for asphalt paving with the highest quality equipment and highest grade materials. Our paving contractors can offer one of two methods when paving your driveway, parking lot, or roadways:

  • Adding to the existing layers of your asphalt
  • Removing the existing layer of asphalt and replacing it with a brand new layer

We recommend paving services only when the asphalt is beyond repair and its integrity is at stake.

What is Asphalt Sealcoating?

Also referred to as “coating”, “sealing” and “resurfacing,” asphalt sealcoating is a preventative technique as part of regular maintenance. If you get your driveway or parking lots paved often enough, it provides a layer of protection between the elements of the weather and other factors, including gas and oil spills. Sealcoating is a layer of ‘sealer’ over the asphalt that works as its protector from anything that comes its way.

We recommend sealcoating every 12 to 24 months depending on the use/wear and tear your asphalt receives. With frequent enough sealcoating done by the professionals at Elgin Sealcoating & Paving Works, you can extend the life of your asphalt. Sealcoating prevents the asphalt from expanding, cracking, and wearing down prematurely.
